Dubai property decisions should make sense without the brochure.
Helping investors evaluate Dubai real estate through the things that actually matter: the asset, location, demand, resale potential, and the exit.

How I look at a property
A property isn’t a good investment just because the developer is offering a discount.
I look at the asset itself: the location, layout, rental demand, future supply, resale activity, and whether people are actually going to want that unit later.
Because getting a good price when you enter matters.
But so does what happens when you need to exit.
01 — Compare the asset
Not just the price or percentage discount.
02 — Follow the demand
Who will actually want to rent or buy this property later?
03 — Think about the exit
A good investment needs to make sense when you enter and when you leave.

EXPLORE DUBAI
Start with the location.
Explore eleven areas and coastal locations, then bring a specific property into the conversation.
No matching areas. Clear the search to explore all eleven.
Dubai Marina
A waterfront community with apartment towers, a marina promenade, retail and dining.
Who would rent this particular unit? How do its layout, building costs and competing supply compare?
Downtown Dubai
Home to Burj Khalifa, Dubai Mall and Dubai Opera, with residential and commercial developments.
How does this unit compare with nearby alternatives? What does recent resale activity tell you about a possible exit?
Business Bay
A mixed-use district with residential buildings, offices and destinations including Bay Avenue and Bay Square.
Who is the likely tenant or future buyer? How do access, layout and surrounding buildings affect this specific unit?
Jumeirah Village Circle
A residential community with parks, sports facilities and access from Al Khail Road, Hessa Street and Sheikh Mohammed Bin Zayed Road.
How does the exact building and unit compare? What surrounding supply could compete for the same tenants or buyers?
Dubai South
A large district with residential communities alongside aviation, logistics and business zones around Al Maktoum International Airport.
Which community and unit are you buying? What is already delivered, who would live there, and how does competing supply affect the exit?
Expo City
The city created from the Expo 2020 site combines business, cultural destinations and residential neighbourhoods, including Expo Valley and Expo Central.
How does this specific home connect to everyday amenities and employment? Which surrounding projects are delivered, and what alternatives will future tenants or buyers have?
Dubai Creek Harbour
An Emaar waterfront community by Dubai Creek, near Ras Al Khor Wildlife Sanctuary, with residential neighbourhoods and waterfront promenades.
What does the exact building, floor and view add to the unit? How do service charges, surrounding supply and resale activity compare?
Dubai Beach Front Properties
Explore homes along Dubai’s beachfront rather than one single neighbourhood. Emaar Beachfront in Dubai Harbour is one example; the exact coastal community matters.
The coastal highlight is illustrative. This category spans several locations.
Is the access private or public, and is the view protected? What do the building costs, exact location and comparable resale transactions tell you?
Dubai Silicon Oasis
An integrated district for business, education and residential living, with apartments and villa communities including Cedre and Semmer Villas.
Who is the likely tenant for this particular unit? How do the building, everyday access, running costs and competing homes compare?
Dubai Land Residential Complex
A residential area within the wider Dubailand district, with apartment developments in the Dubailand Residential Complex corridor.
How does the exact building compare on layout, management and recurring costs? What completed and upcoming homes could compete for the same demand?
Dubai Land
A broad district with multiple residential communities, including Mudon, Villanova, Serena and Remraam. The specific sub-community determines the comparison.
This is the wider Dubailand area, distinct from Dubai Land Residential Complex.
Which sub-community fits the intended resident? What is already available nearby, how much competing supply is there, and what supports the resale case?
ABOUT SHASHANK
Helping investors make clearer decisions in Dubai real estate.

I work with investors looking at opportunities across Dubai real estate.
My approach is simple: understand what you’re actually buying before getting distracted by the offer around it.
That means looking past the headline price and understanding the property itself; the location, layout, demand, surrounding supply, rental potential, resale activity, and what the exit could eventually look like.
I help you understand which opportunities actually make sense for what you’re trying to achieve.

I write about the decisions investors actually have to make: comparing properties, understanding demand, evaluating deals, and thinking about what happens after you buy.
The Discount Trap
Why a lower price doesn’t automatically mean a better investment.
How I Compare Two Properties in the Same Area
The factors I look at before deciding which opportunity makes more sense.

See what the numbers change.
Adjust the assumptions. See the cost of entry, annual income and rental yield together.
- Total entry cost
- Gross annual rent
- Vacancy allowance
- Annual operating costs
- Net annual rental income
- Gross rental yield on price
How this is calculated
Total entry = purchase price + purchase costs. Net income = rent after vacancy − service charges − other annual costs. Net yield = net income ÷ total entry. Gross yield = annual rent ÷ purchase price.
Annual cash-purchase rental scenario. Excludes financing, tax, resale gains and costs you have not entered. Results follow your assumptions.

For investors who want to understand the opportunity before making the move.
I work with investors exploring Dubai real estate for different reasons; building long-term wealth, generating rental income, diversifying into a new market, or simply finding the right property at the right stage.
Some are buying in Dubai for the first time. Others already understand the market and want another perspective before committing capital.
Wherever you’re starting from, the goal is the same: understand the opportunity clearly enough to make a decision you’re confident in.
